Larger water, longer runs
Lots here are bigger and so are the pools, often with a spa and sometimes a water feature. More water and longer plumbing runs mean pump sizing actually matters; an inverter pump that can hold a target flow rather than a target speed makes a visible difference to filtration on a pool this size.
Brazos-side ground
The river-bottom sections sit on different soil from the rest of the community and hold moisture differently. On those streets we pay closer attention to pad settlement and to how the equipment is supported before adding to it.
